Historic 5th Ward Bungalow…

This project starts like many of our renovation projects here at HVH… We get a phone call for a home that is days away from being demolished or torn down and as a last ditch effort from a homeowner or wholesaler wanting to get rid of the home or else…

We were initially taken aback by this home because it didn’t look too bad in our opinion… I mean yeah, it had been vacant about 6 years and probably had at least 10 years of deferred maintenance as the termites had a buffet on the siding, the foundation had failed miserably and the garage was leaning like the Tower of Pisa! LOL

Time to go to work… I wouldn’t say it was easy per se’ but we knew we could make this bungalow great again! It had the perfect location just outside of downtown Houston (literally 1 exit away) in a rapidly developing area that’s undergoing a major transformation and this home was situated on a tree lined corner lot just waiting to be a focal point!

GAME ON!

We got to work putting the design theme in place and determining what enhancements needed to be made so that she could shine again! And well, here is what we came up with…

Voila… Impressive, right? Not only did we complete the design & renovation in under 6 weeks, we were also well under budget for our client! This was quite the makeover if we must say so ourselves and we couldn’t be more excited about the end result.

One of our design challenges was to outfit the home in such a manner where you didn’t realize it was less than 800 square feet! So we picked light colors, and bold accents and employed a few design secrets to create the illusion of bigger space. One such feature was our usage of oversize ceramic tile in the kitchen but in the herringbone format and coupled that with the ultra sleek glass subway tile for an impressive gourmet kitchen!

We preserved the Red Oak floors by sanding them down and staining them Espresso and we added granite countertops and all new custom Shaker cabinet doors to maximize our budget. On the exterior we did extensive repairs to the siding and added a skirt and trim package to enhance the homes look and appeal, after all it sits on a corner lot! Lastly, we outfit her a new landscape package and there you have it!

Fortunately for our clients this home had multiple Full Price & Above Full Price offers within hours of hitting the market! Another inner city home beautified…
